Buying and selling homes in today's real estate market, at least here in Michigan, is not for the faint of heart. A significant number of homes for sale are in distress and result in either a short sale or a foreclosure. This presents unique challenges to sellers and buyers alike. Sellers, even those who have equity in their homes, find that competition is stiff for buyers willing and able to purchase their home. This is true across the board and this situation will likely continue until the latter part of 2012.
Buyers face their own challenges, with banks requiring higher credit scores, larger down payments, and a host of other demands from lenders and underwriter. As Freddie Mac and Fannie Mae reduce their involvement in the market, buyers will find many of the challenges harder to overcome.
